MSVS with Firesmart Control for The Verve, Romford

Following its appointment by Midas Electrical, Be Safe Direct has provided its smoke ventilation systems and expertise to a new residential project in Romford, East London.

Formerly used as an office/commercial space as Chaucer House, the five-storey property was repurposed by Lanes New Homes, with the new ‘Vibe’ luxury residential development featuring 75 studio, one and two-bedroom apartments.

Initially, Midas Electrical provided the Be Safe Direct (BSD) team with the development’s fire strategy and building plans, allowing them to identify the most appropriate systems for the project.

Mechanical Smoke Ventilation System

Following this review, Be Safe Direct recommended the installation of a Mechanical Smoke Ventilation System, serving the first five floors of the building, linked to a FireSmart addressable control system.

By using a mechanical system, which offers greater efficiency than its natural counterparts, travel distances from the development’s apartments to its exits could be extended beyond the 7.5m limit put in place by Approved Document B (ADB) of the Building Regulations 2010.

Due to this increased efficiency, Be Safe Direct’s experts also recommended the use of a 0.6m2 smoke shaft. This created substantial space savings compared to if a natural smoke ventilation system was used, with ADB calling for a minimum 1.5m2 internal shaft size for natural systems.

FireSmart

The FireSmart control panel allows the smoke ventilation system to be centrally managed and monitored, producing status reports and commissioning logs to provide useful insight and documentation of the system’s operation.

Before commissioning the system, Be Safe Direct also attended onsite meetings with both Midas Electrical and Lanes New Homes, as well as providing Midas with system-specific drawings and assistance to simplify installation.
